Tulivu managed tenants, leases and rent across a growing portfolio in spreadsheets and a WhatsApp group. Payment status depended on whoever had the latest copy of the file, and maintenance requests arrived by phone call with no record of what had been promised.
Nothing tied a unit to its tenant, its lease dates and its payment history in one place, so occupancy and arrears questions required someone to sit down and reconcile documents before anyone could answer them.

We built a property management platform with two sides: a staff dashboard for units, tenants, leases and payments, and a resident portal for statements and maintenance requests. Every unit carries its tenant, lease dates, payment history and request thread.
One record per unit linking the current tenant, lease dates, rent and deposit history.
Payments recorded against the lease, with arrears and upcoming due dates surfaced automatically.
Residents raise requests in the portal; staff see status, assignment and history against the unit.
